If you are buying or selling a home it is possible you'll hear the term ''dual agency'' and wonder what the term means. Dual agency is most often referred to as a single real estate agent trying to represent both a buyer and a seller in a real estate transaction.
This is in fact impossible as buyers and sellers often have conflicting goals. The buyer wants to purchase for as little money possible and the seller wants the most money he or she can get.
In most transactions there is an agent representing a buyer and an agent representing the seller. With dual agency the only person who makes out is the real estate agent who receives double the commission.
The buyer and seller lose out because they don't have someone negotiating for them. The same traditional services cannot be offered. Check out the link on how dual agency works and why it is so bad for buyers and sellers.
